The short answer

A boat lift in Coral Gables needs a DERM short-form permit for installation on a dock, seawall or bulkhead, and City plans that show dimensions across the waterway (Miami-Dade DERM, 2025; City of Coral Gables, 2026). A 10,000 lb four-post lift installed in South Florida typically costs $7,000 to $14,000 (ThePricer, 2026).

Typical project sizes

Most residential lifts are four-post or elevator lifts in the 10,000 lb class, plus PWC lifts. New pilings can turn a $10,000 lift project into $15,000 or more (ThePricer, 2026).

Lifts on Coral Gables seawalls

An elevator lift mounts to the wall. If the job includes rebuilding the wall, the new wall must meet 6 ft NGVD 1929 and support 7.5 ft.[3]

Plans the City needs

Like docks, lift plans show the dimensions across the waterway and existing mangroves and carry DERM's preliminary approval before City review.[2]

A smaller tide in the south bay

NOAA's Cutler gauge on Biscayne Bay, south of the Gables shoreline, shows a 1.94 ft mean range and a 2.13 ft great diurnal range, with mean higher high water about 0.19 ft above NAVD 88 (1983 to 2001 epoch). That is about half a foot less swing than at Government Cut, which helps lift and floating dock design in Cocoplum and Gables Estates.

Lift travel is set from that tide range plus your boat's draft.[5][6]

Mangroves on the plans

Coral Gables dock and wall plans must show existing mangroves, and any trimming falls under Miami-Dade's Class I permit for coastal construction and mangrove trimming. DERM's mangrove permits run 3 years, against 2 years for a short-form structure permit, so a job that touches mangroves is scheduled differently.[2][1]

What makes Coral Gables different

Dock, mooring and wharf plans must show dimensions across the waterway, existing mangroves and the installation method, and carry DERM's preliminary approval; revised plans need a DERM stamp again. Properties in Cocoplum Section II must include a copy of the Cocoplum dock plan. The City also asks for a notarised Public Works permit application, colour photos of existing conditions and a survey.[2]

Fee incentives

Under Resolution 2025-342, living seawalls with pH-neutral cement or modular retrofit panels qualify for a 20% reduction in city permit fees, and a separate fee waiver applies to existing homes making seawall improvements to address sea level rise.[7]

Permits for boat lifts in Coral Gables

  • Miami-Dade DERM, Coastal Resources Section: Class I permit, plus the preliminary approval the City asks to see before it looks at any dock or wall plans. Phone (305) 372-6575.
  • City of Coral Gables Development Services and Public Works: Building and Public Works permits for seawalls, bulkheads and docks, after DERM preliminary approval.
  • Florida DEP or South Florida Water Management District: State permit or exemption for docks and walls on the Gables canals and the bay, where aquatic preserve rules apply to open bay frontage.
  • US Army Corps of Engineers, Jacksonville District: Federal authorisation for bayfront and canal work, confirmed for each job since SPGP VI's stated July 2026 expiry.

Lift permits in South Florida

In Miami-Dade a boat lift on a new or existing dock, seawall or bulkhead is a short-form DERM permit, and a single-family lift may not protrude more than 25% of the waterway width. Palm Beach County treats lifts as Type 8 marine structures and asks for signed and sealed lift drawings with pile details. Under SPGP VI, lifts could go in existing boat slips without a seagrass survey, and two uncovered lifts were allowed.[1][8][9]

How long should a boat lift last?

Manufacturers we checked do not publish a fixed lifespan. What they do publish is upkeep: rinse after each use, inspect at least once a season, have it serviced at least once a year (more often in salt water), replace worn cables at once and change sacrificial zinc anodes regularly.[10]

Frequently asked questions

Can I install a lift on my Coral Gables seawall?

Yes, if the wall is sound. DERM's short form covers it, and the City's review follows DERM's preliminary approval.
