The short answer

Islamorada allows covered boat lifts only over cut-in slips on man-made canals, with roofs no more than 12 ft above grade (Ordinance 24-15). Islamorada allows open tiki huts and gazebos up to 15 ft on docks parallel to the shore on canals and basins.

Which lift suits you

The right lift depends on how you moor.

  • Four-post lift: on its own pilings in a slip beside the dock
  • Elevator lift: mounted on the seawall face, good where pilings are hard to place
  • Floating lift: for jet skis and small boats, no pilings

Typical project sizes

New pilings can turn a $10,000 lift project into $15,000 or more, so a slip with sound pilings costs less to fit out.

Covered lifts only over cut-in slips

Ordinance 24-15 allows open-sided covered boat lifts in Islamorada only over a cut-in slip on a man-made canal. The roof may not reach past the mouth of the slip or over mangroves, seagrass or hard bottom, may be no more than 12 ft above grade, and may not carry a deck.

We choose the lift type and position to that rule before anything is ordered.[1]

Tiki huts on canal docks

Islamorada allows non-enclosed gazebos and tiki huts up to 15 ft on docks that run parallel to the shoreline on canals or basins. So a marginal dock along a canal wall can double as a shaded deck, which changes how it is framed.

New lifts need drawings, and often new piles, so the permit comes first.[1]

The Lignumvitae Key Aquatic Preserve

The 6,700 acre Lignumvitae Key Aquatic Preserve lies inside the Village between Upper and Lower Matecumbe Keys, with seagrass meadows and three navigable channels between Florida Bay and the Atlantic. It is recognised as an outstanding water resource of the state, which brings the smaller 500 sq ft dock exemption used for Outstanding Florida Waters.

Lift piles and floating lifts are kept off grass beds.[2][3]

What makes Islamorada different

Principal buildings sit 20 ft from the mean high water line on altered shorelines such as canals, 30 ft on open water with conditions, and 50 ft on unaltered shorelines. Docks, lifts, davits, seawalls and riprap are water-dependent structures that may sit inside that setback under the Village's standards.[1]

Sanctuary and manatee layers

The federal small-project permit, SPGP VI, required Sanctuary sign-off before any Islamorada project in Keys waters, and crews follow the state manatee conditions on every in-water job.[4][5]

Permits in Islamorada

  • Islamorada, Village of Islands, Planning and Development Services: Docks, lifts and shoreline structures under Village Code Chapter 30.
  • Florida Keys National Marine Sanctuary: Sanctuary waters surround every Islamorada key from the mean high water mark; we confirm what Sanctuary approval each project needs.
  • Florida DEP or South Florida Water Management District: State permit or exemption; part of the Village's water is the Lignumvitae Key Aquatic Preserve.
  • US Army Corps of Engineers, Jacksonville District: Federal authorisation for work in the Sanctuary waters around the Village.

Permits for a new lift

Miami-Dade issues a short-form DERM permit for a lift on a new or existing dock, seawall or bulkhead, as long as a single-family lift does not protrude more than 25% of the waterway width. Florida exempts floating boat lifts and floating platforms up to 500 sq ft combined (200 sq ft in Outstanding Florida Waters). In aquatic preserves, a roof may not overhang more than 1 ft beyond the lift and boat.[10][3][11]

Relocating a lift

Moving a lift to a new slip or a new home is a new installation in the eyes of the permit office, so we plan pilings and permits for the new spot. Removing the old lift and old piles is DERM-exempt in Miami-Dade.[10]

Frequently asked questions

Can I put a roof over my boat lift in Islamorada?

Only an open-sided cover over a cut-in slip on a man-made canal, no higher than 12 ft above grade, not over mangroves, seagrass or hard bottom, and with no deck on top.

Can I build a tiki hut on my dock in Islamorada?

Yes, a non-enclosed gazebo or tiki hut up to 15 ft is allowed on a dock parallel to the shoreline on a canal or basin.

Is Islamorada water protected?

Much of it. The Lignumvitae Key Aquatic Preserve covers 6,700 acres inside the Village, and all Keys water is inside the National Marine Sanctuary.
