The short answer

A Jupiter dock or lift permit needs a sealed survey less than 6 months old showing mean high water and the waterway width. Jupiter docks may project 5 ft or 10% of a canal's width, or 20% of a natural waterway's width up to 50 ft.

Who re-decks

Owners with splintering or soft boards on sound framing, and owners building a new dock who want less upkeep.

A survey less than six months old

Jupiter dock permits need a signed and sealed survey made within 6 months of the application, showing setbacks, the mean high water line in NAVD88 and the waterway width (Code 27-2626). An older survey from the house purchase usually has to be redone.

A deck-only replacement on the same frame is usually the simplest permit here.[1]

Canal docks and river docks have different limits

On a man-made canal, a Jupiter dock may project 5 ft or 10% of the canal width from the high water line, whichever is greater. On a natural waterway such as the Loxahatchee, the limit is 20% of the width or 50 ft, whichever is less, so river lots usually get the longer dock.

A redeck is the moment to check that the dock still fits the limit if you add width.[1]

Two aquatic preserves meet at Jupiter

The Loxahatchee River-Lake Worth Creek Aquatic Preserve (1,800 acres, 1970) borders Jupiter and Tequesta, and the Jensen Beach to Jupiter Inlet Aquatic Preserve (23,000 acres) has been Outstanding Florida Waters since 1979. On those waters the state dock exemption falls to 500 sq ft, and SFWMD approval is needed for structures in natural waterways.

Over grass, deck height and plank spacing matter as much as the board colour.[2][3][4][5]

What makes Jupiter different

Town Code 27-2626 keeps half of every waterway clear: a centreline channel of 50% of the waterway width must stay unobstructed, or at least a 15 ft channel where that cannot be met. Only rectangular, T and L shaped docks are allowed unless the Planning and Zoning Director approves another shape.[6]

Who approves what

The Town's checklists ask for FDEP self-certification or exemption verification, Army Corps approval if not included in the DEP decision, and SFWMD approval for structures on submerged lands or in natural waterways such as the Loxahatchee River, the Intracoastal Waterway and Sawfish Bay.[5][1]

Permits in Jupiter

  • Town of Jupiter Building and Planning and Zoning: Marine structure permits; dock waivers under Town Code 27-2626.
  • Florida DEP or South Florida Water Management District: FDEP self-certification or exemption verification for canal docks; SFWMD approval for structures in the Loxahatchee River, the Intracoastal and Sawfish Bay.
  • US Army Corps of Engineers, Jacksonville District: Army Corps approval where the FDEP decision does not include it, as the Town checklists note.

What we check before re-decking

  • Joists and stringers for rot
  • Fasteners and hardware for corrosion
  • Pilings at the waterline
  • Board spacing rules for your waterway

Decking and permits

A like-for-like re-deck is DERM-exempt in Miami-Dade, but your city may still need a permit. Making the dock bigger changes the over-water area, which FDEP counts toward the 500 or 1,000 sq ft exemption limits, so it needs a permit review.[8][9]

Frequently asked questions

Can I use my closing survey for a dock permit in Jupiter?

Only if it is less than 6 months old and shows setbacks, mean high water in NAVD88 and the waterway width. Most owners need a new one.

How far can my dock extend in Jupiter?

On a man-made canal, 5 ft or 10% of the canal width, whichever is greater. On a natural waterway, 20% of the width or 50 ft, whichever is less.

Why are river docks in Jupiter harder to permit?

The Loxahatchee and Jupiter Sound are aquatic preserve waters, so dock exemptions are smaller and SFWMD must approve structures in natural waterways.
