The short answer

On a Jupiter canal a new dock may project 5 ft or 10% of the canal width, whichever is greater; on the Loxahatchee River or other natural water, 20% of the width or 50 ft, whichever is less, with SFWMD approval for natural waterways (Town of Jupiter, 2021). Fixr's 2025 national range for a new dock is $7,000 to $25,000.

Who this is for

Owners adding a first dock, replacing a dock that is beyond repair, or redesigning a dock for a new boat or lift.

Typical project sizes

Most single-family docks are small enough for the state exemption: up to 1,000 sq ft of over-water area outside Outstanding Florida Waters. Larger docks of up to 2,000 sq ft and no more than two vessels can go through an FDEP general permit.

Worked example

On an 80 ft canal, 10% is 8 ft, which is greater than 5 ft, so the dock may project 8 ft. On a 200 ft stretch of natural river, 20% is 40 ft, less than the 50 ft cap, so 40 ft is the limit.[1]

Parallel mooring in canals

Docks, boat lifts and PWC lifts in canals must be parallel to the bulkhead, so new canal docks are usually marginal docks along the seawall.[2]

What makes Jupiter different

Town Code 27-2626 keeps half of every waterway clear: a centreline channel of 50% of the waterway width must stay unobstructed, or at least a 15 ft channel where that cannot be met. Only rectangular, T and L shaped docks are allowed unless the Planning and Zoning Director approves another shape.[2]

Who approves what

The Town's checklists ask for FDEP self-certification or exemption verification, Army Corps approval if not included in the DEP decision, and SFWMD approval for structures on submerged lands or in natural waterways such as the Loxahatchee River, the Intracoastal Waterway and Sawfish Bay.[4][1]

Permits in Jupiter

  • Town of Jupiter Building and Planning and Zoning: Marine structure permits; dock waivers under Town Code 27-2626.
  • Florida DEP or South Florida Water Management District: FDEP self-certification or exemption verification for canal docks; SFWMD approval for structures in the Loxahatchee River, the Intracoastal and Sawfish Bay.
  • US Army Corps of Engineers, Jacksonville District: Army Corps approval where the FDEP decision does not include it, as the Town checklists note.

How a new dock gets built

New dock framing of pressure-treated joists and stringers bolted to pilings over a canal
  1. Survey of the shoreline, water depth and any seagrass
  2. Design and engineered drawings
  3. County, city and state approvals
  4. Pilings driven or jetted, with manatee precautions
  5. Framing, decking, cleats and lighting
  6. Final inspections

Seagrass and dock design

In Johnson's seagrass range, which runs from Palm Bay south to central Biscayne Bay, docks over seagrass must follow federal minor piling-supported structure guidelines. In aquatic preserves a single-family dock is limited to a 4 ft wide walkway and a 160 sq ft terminal platform, and may not extend more than 500 ft or 20% of the waterbody width.[8][9]

Neighbours and view lines

Miami-Dade uses a D-5 boundary to protect neighbours' view and access. A dock beyond it may need consent letters from adjacent owners.[6]
